Handwritted Note

Nothing new in this approach to property owners, however there is nothing like a Real Estate boom to throw this activity into over-drive. A heartfelt ‘handwritten looking’ note, designed to evoke a reaction of genuine interest in your unique dwelling.

Caveat Venditor – “let the seller beware”. This might be a new Latin phrase for some, who would have thought that those who hold the prize could actually be the prey.  A notice like this is a fishing exercise, a trawl down the street to see what may come up in the net. An opportunity to acquire property from an unsuspecting owner, free from any market competition or professional intervention.

Respond directly to these invitations at your peril.

This is a game, and if you have no experience in this conversation, do not step onto the court unless you are prepared to lose. Here’s what you won’t know…

“The moment anything has a For Sale sign on it, it instantly devalues”.

Never a truer word said, as this clearly states to the market that the owner ‘does not want it’.

However, if you are the owner of a property that is not For Sale, do not undervalue your position in a transaction if you are approached to sell. If indeed this random proposition does become a catalyst for your consideration, speak to someone you trust on this. It is your choice to engage with this party, you have the power in moving the game in your direction only if you hit the ball well, so don’t blow it.

On this basis, an offer must be an ‘offer you can’t refuse’, if any. It must be on terms & conditions that favour you without compromise. This has to be the only outcome you should accept, otherwise don’t sell.
